Port New Providence is a private, secure community encompassing several acres of canal front single residence properties as well as a private, beachfront townhouse development. Developed property in this community is valued in the starting range of 1.8 million for a single family residence. Although the community has very strict architectural rules and all plans must be submitted to an elected board, the homeowners are free to build in their own unique style and size while staying within the building code restrictions.
This is not a “cookie cutter” development. Upon entering the community, you will pass a beautiful man made pond with a charming bridge where you will find some lovely resident wildlife. The common areas throughout the neighborhood including the tennis courts and club house, playground and park and beach are all nicely maintained.
Security is located at the main entrance as well as the canal entrance. Three guards on duty at all times and they are available 24 hours a day, 7 days per week.
There are three clay surface tennis courts equipped with lighting for night playing. The residents have access to the tennis and tennis club house facility as well as the beach. The townhouse development of Seapointe has its own private beach and swimming pool.
St. Andrews International School is located less than 5 minutes from the Port New Providence entrance and therefore very convenient for families with children.
Although, there is a feeling of calm and seclusion while inside the gates, shopping, gym, banking and standard services are just minutes away.
Maintenance fees are $1,200 +/- per quarter depending on any special assessments that may be in place to upgrade certain areas of the community. Port New Providence is considered to have very reasonable POA fees compared to many other private communities. The “Seapointe” townhouses has a POA fee of $1,100. per month as they cover home insurance, building maintenance, pool and separate water and garbage collection.
